This booking is for the private lower-level suite within a well-maintained fourplex. Each unit is separate and private. As with most lower-level suites, you may occasionally hear light day-to-day movement from the unit above. Most guests find the space quiet and comfortable, especially during evenings and overnight hours. Laundry is conveniently located onsite and shared within the building. It is coin operated, so please bring loonies and quarters if you plan to use it. Photos are included in the listing for reference. Quiet hours are between 10:00 pm and 7:00 am to ensure a restful experience for all guests and residents. This home is part of a quiet fourplex and is best suited for adults or families with older children. Please note the space is not childproof and may not be ideal for young kids. Check-in is simple and seamless. Your door code and Wi-Fi details will be sent the day before your arrival. We kindly ask that you treat our property as you would your own home or that of a close family member: if you open it, close it; if you borrow it, return it; if you break it, please let us know. **Guest Count & Reservations** As per our fire inspector, we can only host the number of guests specified in the reservation this includes infants and children. All guests must be declared at the time of booking. No unstated or additional overnight guests are allowed. Having more guests than stated could result in fines from the City, and we reserve the right to end your stay if this rule is not followed. **Quiet Hours** Quiet hours are recommended between 10:00pm and 7:00am, in line with City of Calgary bylaws. This helps ensure everyone, guests and neighbours can enjoy their time here. **Smoking** Absolutely no smoking of any kind is allowed inside the property. Any evidence of smoking indoors will result in a $1000 fine. **Pets** No pets allowed **Guest Verification ** We may ask you to complete a quick guest verification before check in. This helps keep things safe and smooth for everyone. Thanks so much for understanding. **Longer Stays** Stays over 30 days require a simple rental agreement to be signed before arrival. This helps keep everything clear and protected for both of us. **Electric Vehicles** If you will be bringing an electric vehicle and require charging during your stay, please notify us in advance. This property does not have a dedicated EV charging setup, and additional fees may apply for extended charging usage.

We were pleasantly surprised with how spacious this suite felt. The pictures showed cozy, comfy, and spacious, and when we showed up, it just felt so much more spacious and beautifully decorated., made us feel right at home. Instructions were clear to check in and park along the building. Sandra was quick at responding and very helpful too. The kitchen was well equipped! Definitely would recommend this stay to anyone who wants lots of room a homey feel in a large city, and great stay!

Very beautiful, and extremely well appointed private apartment. Easy to find and access. Had more than I've come to expect from personal touches and amenities. Quality furnishings, linens etc.. Quality and abundant kitchen amenities. Only downfall was we never had hot water for showers, and it was tepid at best. Also struggled with the thermostat and had to contact the host to not be freezing. Location is quiet and within close driving distance of 17th ave. Perfect for us; however, the walk-ability is overstated in the description. The hosts attention to detail such as cleanliness, providing kitchen comforts, and even laundry supplies was most welcome and a beautiful touch. We enjoyed our stay. Would recommend.
